The newer district between town and beach — planned, walkable, with boutique hotels, cafés and quick access to both the ruins and the nearest cenotes. A calmer, mid-range base with more reliable services than the beach road.

What you’re living next to if you stay here.

- 1.The Tulum Maya ruins — The only Maya city built on the coast — a walled clifftop temple complex above a perfect turquoise cove. Small but spectacular for the setting; go at opening, and bring a swimsuit for the little beach beneath the ruins.
- 2.Gran Cenote — A gorgeous open cenote of crystal water, turtles and swim-through caves just outside town — the classic first cenote. Snorkel the clear pools among stalactites; go at opening before the crowds and buses arrive.
- 4.Cenote Calavera or Dos Ojos — Beyond Gran Cenote, the region is riddled with swimmable freshwater sinkholes — the eerie 'skull' Calavera near town, or the cathedral-like caverns of Dos Ojos for snorkelling and diving. Each is different; do at least two.
- 5.Snorkel the reef & sea turtles — Tulum sits on the Mesoamerican Reef, the world's second largest — snorkel it here or up at Akumal, where green turtles graze the seagrass in the shallows. A boat trip or a swim from the beach; go with a guide for the turtles.
